Many property websites get visitors but very few enquiries. The problem is rarely the design. It is usually missing pages, slow loading and no clear way for a buyer to take the next step. Here are the features that make the difference, whether you are a developer, a broker or an independent agent.

1. A dedicated page for every project

Buyers search for projects by name. If your project only appears as a card on your homepage, broker portals will rank above you for your own project. Each project needs its own page with:

  • The project name in the page title and main heading
  • Location, unit types, sizes and handover date
  • Floor plans, gallery and brochure download
  • Payment plan, if you offer one
  • An enquiry form and WhatsApp button on the same page

2. Search and filters that match how buyers think

Buyers filter by area, budget, bedrooms and property type. For brokers and agents with many listings, a search with these filters keeps people on your site instead of sending them back to a portal.

3. Map view

A map answers the first question every buyer has: where is it, and what is nearby? Showing listings or projects on a map makes comparison easy and keeps visitors exploring.

4. Lead capture on every page

Do not make buyers hunt for the contact page. Put a short form (name, phone, email, interest) and a WhatsApp button where the decision is made: on each project and listing page. Send every enquiry straight to your sales team's inbox or CRM so nothing is lost.

5. Fast loading on mobile

Most property searches happen on phones. Large images and heavy plugins make pages slow, and buyers leave before the gallery loads. A modern setup with optimised images and fast page rendering keeps them on the page.

6. Pages in your buyers' languages

If your buyers come from different countries, pages in their language build trust and help you appear in searches made in that language. In Dubai, for example, Arabic and Russian versions can open up audiences an English-only site misses.

7. SEO built in from day one

Page titles, descriptions, structured data and a clean URL for every project and listing help Google understand and show your pages. Adding this after launch costs more than doing it during the build.

A live example

We built a Next.js website for Akshay Bansal, a REALTOR® in Nova Scotia, Canada, with live MLS listings, search and Google Maps. You can read how we built it in the case study.

Quick checklist for your current website

  • Does every project or listing have its own page with its name in the title?
  • Can a buyer filter by area, budget and bedrooms?
  • Is there a form and WhatsApp button on every project page?
  • Does the site load quickly on a phone?
  • Do enquiries reach the right person automatically?
  • Is the site available in your buyers' main languages?

If you answered no to two or more, your website is probably losing enquiries.
